• Keys – Please do not take front door key out with you, please return to key safe box when leaving the house.

• Neighbours - Please be considerate to other guests and neighbours in the area.

• NO SMOKING – please no smoking anywhere on this property including courtyards & gardens.

• Check-out is before 10.00am on your day of departure. Please return the key to the safe key box you collected it from and ensure you have left all other keys in the property. Lost keys will be charged for.

• Parking - Please no parking outside the property, please use free street parking in next road.

• Property- Please leave the property as you found it, returning any furniture, bedding or crockery etc you may have moved to the relevant rooms.​

• We do not accept bookings where all guests are below the age of 18.

• The maximum capacity is two people and one infant under the age of 2. At least one person must be over the age of 18 (this is due to insurance purposes and any guests found to be exceeding this will be required to leave immediately.) 

• Visitors – Please note NO additional visitors are allowed to the property outside those that have been detailed in the booking. The insurance for this property only covers the number of persons on the reservation. Any additional visitors will be asked to leave and your booking will be cancelled with immediate effect and your security deposit retained.

• All utility charges are included in the cost of your stay.

• The property and internet must not be used for any illegal, immoral, dangerous, offensive or excessively noisy activities.

• We provide free WiFi but cannot be held responsible for any interruption of service which is beyond our control.

• Guests must be considerate of neighbours and not cause aggravation to occupants of nearby properties.

• We must be notified of any breakages/damages as soon as they occur.

• The accommodation and garden must be left in clean condition upon departure.

RENTAL AGREEMENT

• This is a NON SMOKING property.  

• PETS are NOT permitted in rental units

SECURITY DEPOSIT

• A refundable breakages deposit of £125.00 is required. This must be received 45 days prior to your check- in date. If booking via Air BNB, the deposit will be held from your original payment method. No money is taken unless the host makes a claim via the Air BNB site. If booking direct, a cheque or bank transfer is required.

• The deposit is fully refundable within 7 days of departure, provided the following provisions are met:
  • No damage is done to property or its contents, beyond normal wear and tear. 
  • No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. 
  • All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are cleaned and put away in the cupboards. 
  • The property is left locked. 
  • No linens are lost or damaged. 
  • No early arrival or late departure unless by prior arrangement. 
  • The renter is not evicted by local law enforcement.

PAYMENT

• A deposit payment equal to 25% of the rental rate is required within 24 hours of booking, the booking is not confirmed until this payment is made. The remaining 75% is due 6 weeks before arrival.

• The deposit payment will be applied toward the total rental amount. Please make payments via bank transfer payable or by cheque.

• The advance payment is not a security deposit.

• Your balance is due no later than 2 calendar months before the first date of your stay. In the event of non payment by this date (cleared funds), we will treat your booking as if you have cancelled and the dates will be re-advertised.

• If you book with less than 2 month's notice, payment will be required in full upon booking

​CANCELLATIONS

​

We reserve the right to revoke or refuse any booking from parties which we consider to be unsuitable for the property, prior to, or during the stay, or impose additional damage deposit fees.

​

FALSIFIED BOOKINGS

• Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

​

INCLUSIVE FEES

• Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate. 

• NO DAILY HOUSEKEEPING SERVICE - Whilst linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate. However, it is available at an additional rate.

• We do not permit towels or linens to be taken from the property.

PARKING

• No Parking on the driveway to the property. There is free on street parking in next road (Rheims court). No motorhomes or caravans allowed.

INSURANCE

• It is your responsibility to take out adequate travel insurance and cover for the duration of your trip.
